CubeSmart (NYSE: CUBE) is a publicly-held, self-administered and self-managed real estate investment trust focused on the ownership, operation, acquisition and development of self-storage facilities in the United States.
The company’s mission is to simplify the organizational and logistical challenges created by the many life events and business needs of its customers- through innovative solutions, unparalleled service, and genuine care. CubeSmart is intentional about culture. You can experience it everywhere from the mission statement of “genuine care” to the “It’s what’s inside that counts” tag-line to calling each other “teammates” rather than employees. This spirit fosters a fun and collaborative environment that is filled with over 2,600 teammates across 1,010 self-storage facilities in 35 states, including the District of Columbia, providing unparalleled service to our 480,000 customers.
It’s no surprise that this unique atmosphere and relentless focus on culture has resulted in our rapid growth and being recognized among the top in our industry. Today, with an average rental transaction of over $1,500 and total annual revenue on our platform of over $720M, CubeSmart has an equity market capitalization of approximately $5.2 billion and an enterprise value of approximately $6.9 billion. CubeSmart has participated on two successive finalist teams for the prestigious Franz Edelman Award for Operations Research, and was a member of the winning team in 2017.
The company’s strategy is focused across three key areas: generate internal growth by maximizing the customer value proposition with an unparalleled customer service experience and the application of innovative customer capture techniques; maintain financial strength through a conservative capital structure balancing maximum flexibility with the lowest cost of capital; and focus on external growth by acting as a consolidator and continuing to grow the property portfolio. CubeSmart’s portfolio consists of both owned and managed stores. In the last five years, the company has been aggressive in its third-party management strategy and its acquisitions strategy adding 364 managed stores and 119 owned facilities. These, and future acquisitions, will offer CubeSmart economies of scale by spreading its management expertise and operating efficiency across a larger base and maximizing the cash flow from these facilities by managing rents and occupancy levels, controlling operating expenses, and expanding and improving the facilities.
