The Mill’s Nemours Building expansion gets Downtown Development District funding

The Wilmington coworking space is one of 12 projects statewide to receive money for revitalization projects.

The Mill’s downtown expansion project, which will add 10,000 feet of flexible office space within the Nemours Building at 1007 N. Orange St. in Wilmington, has been awarded funding through the Delaware Development Districts (DDD) program, the Delaware State Housing Authority announced on Thursday.

The rapidly-growing Mill space — which is also opening a second location in North Wilmington in the fall — is becoming a hub not only for young startups and coworking contractors, but well-established companies like Acorns, TrafficCast and even DuPont’s digital tech team.

“Now we’re seeing everything from startups to branches of companies that have been around for years,” said Director of Operations Rebecca Parsons, in an interview with Technical.ly last May.

It’s just one of 12 projects awarded in Wilmington, Smyrna and Milford to private investors and developers who make qualified improvements to residential, commercial or industrial properties in designated districts. Selected projects receive grants of up to 20% of construction costs, issued after the project is completed; in the case of The Mill expansion, it’s expected to be completed in early fall of 2019, according to Parsons.

Projects for this round include renovating a Smyrna manufacturing plant into a warehouse and farmers’ market, a new restaurant in Milford and about 280 new apartments in Wilmington.

Here’s the full list of other funded projects:

Wilmington

  • 9th and Tatnall LLC will construct a new building housing 34 apartment units and two ground floor retail spaces on North Tatnall Street and West 9th Street in Wilmington.
  • 105 West 7th LLC will demolish three vacant buildings on West 7th Street and construct a new building containing 30 market-rate multifamily units.
  • Quaker Arts LLC will convert four buildings on West Street into 53 affordable housing artist apartments with six units set aside for special needs populations.
  • The Warner 927 LLC will renovate the building at the corner of 10th and Orange Streets, with a focus on six residential units and a new ground floor restaurant concept.
  • 210 Market Cooper LLC plans to create a mixed-use, ground-up development on the 200 block of North Market Street, which will include 90 market-rate apartment units, ground floor retail space and parking.
  • BPG Real Estate Services LLC will convert retail space at 838 N. Market St. to a bank branch.
  • 901 Market Associates LLC will renovate the Market Tower Building at 901 N. Market St. to create 68 apartments.
  • 627 Market LLC will convert retail space at 627 N. Market St. into a modern Chinese food concept restaurant called Tom’s Dim Sum.

Smyrna

  • Shadaw Enterprises LLC will restore the former Metal Masters/Harris Manufacturing plant located at 655 Glenwood Ave. to be repurposed for warehousing, recreational and light manufacturing use and a 72,000-square-foot farmers’ market.

Milford

  • Benvenuto LLC will renovate the restaurant building at 249 NE Front St.
  • Mispillion Street Partners LLC will construct four 12-unit condominium buildings (48 total units) on a vacant lot at 401 Mispillion St. on the Mispillion River.
